QUINTAIN AND JOHN SISK & SON SIGN CONTRACT FOR 458 NEW HOMES AT WEMBLEY PARK
• The contract for plot E05 will deliver 458 new Build to Rent homes, to be managed by Tipi, at Wembley Park.
• 25% of homes are specifically designed for families, with 115 three- and four-bed apartments.
• E05 is Sisk’s tenth project at Wembley Park and will complete the ‘Eastern Quarter’ of the Wembley Park Masterplan which includes Canada Gardens and a new seven-acre park.
Quintain has awarded John Sisk & Son their tenth construction project at Wembley Park. The contract is for plot E05 which comprises 458 new homes across three blocks, ranging in height from 10 to 21 storeys.
The homes are being delivered completely for Build to Rent, including discount market rent and London living rent, all of which will be managed by Tipi, Quintain’s lifestyle-led rental homes brand.
The contract will see the largest number of ‘family units’ being delivered on a single development plot at Wembley Park to date, with a total of 115 three- and four-bed homes. With 25% of homes provided as family dwellings, the new apartments have been designed to ensure Wembley Park continues to develop as a vibrant, balanced and sustainable neighbourhood. The building reflects the growing demand for larger homes, as an increasing number of families are choosing to rent in a high-quality development rather than buy. The apartments and shared social spaces are designed to be as flexible as possible to allow multiple uses – living, working, playing, entertaining. They are finely curated to provide Tipi residents with a sense of relaxation and freedom while giving them instinctive and effortless control of their space.
Residents will enjoy over 83,000 sq ft of amenity space in the form of podium level private communal landscaped gardens, roof terraces and a resident’s lounge, and each apartment benefits from a balcony or terrace for private open space. The shared spaces are designed to be laid back yet fun and social. Features include a sofa the length of the building, a coffee bar, a slide, shared kitchens and dining areas, private work pods and sun terraces.
The large communal landscaped gardens at podium level, with two areas of playable landscapes for children, forms the central amenity space of E05. Residents will be able to access the gardens from each of the three blocks. The gardens total nearly 27,000 sq ft and are to be used flexibly; for sitting, for play and for walking. The space can be enjoyed by residents of all ages and is fully wheelchair accessible. Local play space for older children and for more active play, such as ball games, will be accommodated in the adjacent Multi Use Games Area (MUGA) as well as the seven-acre park. Roof terraces are available on all three blocks as well, and will provide excellent views of London and Wembley Stadium and, as with other Tipi buildings, will afford the perfect space for rooftop yoga or pilates.
The buildings have been influenced by the other plots in the ‘Eastern Quarter’, such as the seven building Canada Gardens development, to form a cohesive design across the area. The E05 development will complete the ‘Eastern Quarter’ of the Wembley Park Masterplan, which surrounds part of the new seven-acre park, which completes in phases between December 2020 and March 2021 and is a focal point of the eastern approach to Wembley Park and the Stadium.
The blocks will also provide two levels of accessible parking, including coach parking at ground level and residents’ car parking at basement level. Over 650 cycle parking spaces will be brought forward as part of the development.
John Sisk & Son have been working with Quintain to transform Wembley Park for 14 years. Amongst other projects, they are delivering Canada Gardens which was the largest construction contract ever awarded at Wembley Park. During their tenure, Sisk has successfully delivered Emerald Gardens, London Designer Outlet, the Hilton London Wembley Hotel and the reconfiguration and refurbishment of the Grade 2 listed Wembley Arena now The SSE Arena, Wembley.
