Our partnership with the London Borough of Brent is the foundation on which the Wembley Park transformation has been built. From the moment we began acquiring land in 2002, we worked closely with Brent to develop a shared vision for a vibrant, inclusive, 85‑acre neighbourhood that could deliver long‑term social, economic and cultural value for local residents.
Together, we have shaped one of Europe’s largest regeneration programmes, masterplanning a district that includes 8,500 new homes—many of them affordable—alongside major retail, leisure and office space, extensive public realm and new community infrastructure. This alignment has ensured that planning decisions support Brent’s priorities around housing delivery, economic growth and community cohesion.
Our partnership model places social value at the centre of development. Through commitments to affordable housing, local employment targets, apprenticeships and community facilities, we have created opportunities that benefit longstanding residents as well as those moving into the neighbourhood. Meanwhile, cultural programming, public art and collaborations with organisations such as the Royal Philharmonic Orchestra have helped shape Wembley Park into a place with identity, vibrancy and shared pride.
Sustainability and inclusivity are woven throughout the masterplan. Nearly half the site is dedicated to open space, and the district is designed as a 15‑minute neighbourhood, offering easy access to work, leisure and services. Inclusive design principles ensure that public spaces and amenities are welcoming to people of all backgrounds.
As we approach full completion of the £3 billion transformation, the success of Wembley Park demonstrates the power of strategic public‑private partnerships to deliver places that uplift communities and create lasting legacy.
