The joint venture between Quintain and the Wellcome Trust established iQ Student Accommodation as one of the UK’s leading purpose‑built student housing platforms. Formed in 2007 as a 50:50 partnership, the JV was created to address a significant undersupply of high‑quality, professionally managed student residences while generating long‑term value through institutional‑grade assets.
Leveraging complementary strengths, we led the development and delivery of multiple iQ schemes across key university cities including London, Birmingham, Salford, Kingston, Sheffield and Nottingham. As asset manager, we oversaw operations, leasing performance and the strategic management of the growing national portfolio, ensuring consistently high levels of occupancy and service quality. Through Quintain Fund Management, we also provided governance and specialist fund oversight for the iQ Property Partnership Fund, reinforcing robust, long‑term asset stewardship.
Both partners committed £100 million of equity at the outset, supported by significant refinancing in 2012, which enabled accelerated growth across the platform. By 2014, the portfolio had expanded to 5,183 bedrooms across 13 properties in nine cities, achieving a sustained 99% occupancy rate and reaching a gross property value of £431.9 million.
In May 2014, we completed a successful exit, selling our 50% stake to the Wellcome Trust. This enabled capital recycling into our core London strategy, including accelerated delivery at Wembley Park, while providing Wellcome with a fully integrated, high‑performing national platform for continued growth.
