Our market leading executive and senior management team, delivering institutional grade property management, asset management and development management, is outlined below.

 

James Saunders, Chief Executive Officer

 

James was appointed CEO in October 2019 from his previous role as Quintain’s COO. James joined the business in 2008 and has been a main board Director since 2017. As CEO, he leads the Executive Committee, the expert team of Operational Directors, and is a member of Quintain’s Equality, Diversity and Inclusion Steering Group. 

For 18 years James had led the team repositioning Wembley Park from an events destination to an exciting new neighbourhood for London, overseeing a programme of £3bn of investment in new buildings, public realm and the creation of the UK’s largest single-site Build-to-Rent portfolio. 

Prior to joining Quintain, James was the Chief Marketing Officer at The Cloud Networks and Brand Director at Coca-Cola Great Britain. He holds a Sloan Masters from London Business School, a Law Degree from the University of Cambridge and is a barrister-at-law. 


Philip Slavin, Chief Financial Officer

Philip joined Quintain in 2020 as Chief Financial Officer and was elected to the Board in the same year.  Philip has responsibility for all aspects of finance, accounting, tax and corporate governance for the Quintain Group.

Philip joined Quintain from the Westfield Group where he was Finance Director (UK). He also held positions as CFO (US & Europe) and Head of Strategic Planning (UK). Prior to the Westfield Group, Philip was a Director at Deloitte LLP in London and New York specialising in the real estate, hospitality and marketing sectors.

Philip is passionate about the inclusion-driven culture at Quintain and is a regular at employee network events. He is Chairman of the Finance Committee for the British Property Federation and Chair of the Sustainability Group for Quintain Limited. He is a member of the Institute of Chartered Accountants in England and Wales and the Chartered Institute for Securities and Investment.

Matt Voyce, Executive Director - Construction

Matt joined Quintain in 2007 and was elected to the Board in August 2024. He leads Project Management and Construction delivery at Wembley Park, Quintain’s 85-acre flagship development in North West London. Matt has specific responsibilities for design management, procurement and construction ensuring Quintain’s innovative developments are delivered whilst satisfying Quintain's exemplary Health and Safety practices, ambitious Sustainability objectives and excellent build quality standards.

Matt’s background was in consultancy prior to joining Quintain, where he developed his experience across a wide range of projects, working both nationally and overseas. Matt is a chartered surveyor and an active member of Build UK, Construction Clients Leadership Group and the British Property Federation Construction Committee. He also sits on the John Sisk Sustainability Advisory Council.

Matt is passionate about leaving a lasting legacy beyond buildings. He is a keen advocate of Quintain’s School Engagement Programme and chairs the Equality, Diversity and Inclusion Steering Group.

Jason Margrave, Executive Director - Development

Jason joined Quintain in 2017 and leads the Development team, new business origination and acquisition. Under Jason’s leadership the Placemaking, Design, Planning, Development, Commercial Leasing and Build-to-Rent products have resulted in Wembley Park being a market-leading showcase of Quintain’s specialisms.

Jason joined Quintain from the Development Director role at Stanhope Plc where he focused on pre-development, development, new business and large-scale mixed-use regeneration. Jason was involved in projects such as the 2 million sq ft Ruskin Square scheme in Croydon and the 1.5 million sq ft Station Hill scheme in Reading, facilitating solutions-based partnerships with Schroders and Benson Elliot respectively.

Jason is a chartered engineer and an active committee member of both the British Council of Offices and the British Property Federation. He is a founding member of the BPF's Build-to-Rent taskforce and has been a Property Week judge (RESI Awards) since 2022.

Danielle Bayless, Chief Operating Officer - Quintain Living

 

Danielle is COO of Quintain Living, Quintain’s multi-award-winning Build-to-Rent platform. Danielle leads an established operational team which focuses strongly on optimising rental growth, occupancy and driving platform efficiencies. She is a member of the Executive Committee, providing strategic leadership to all aspects of Quintain’s retail proposition, including the lease-up execution for Quintain’s expanding Build-to-Rent portfolio.

Danielle joined Quintain from Essex Property Trust, a S&P 500 company, where she served as Vice President of Operations. She brings 30 years of U.S. multi-family experience to Quintain and has held board seats on the Housing Industry Foundation (HIF) and multiple regional chapters of the California Apartment Association (CAA). Danielle is the Vice Chair of the British Property Federation’s BTR Committee.

Danielle is an ardent believer in nurturing Quintain’s future talent through the business’ Mentoring Programme and a frequent guest speaker at Quintain’s Gender Equality Network.

Sarah Birchley, Executive Director - General Counsel


Sarah joined Quintain in 2020 from private practice and leads the legal team which supports every department within the business. Under Sarah’s leadership, the team advises on aspects such as leasehold structures, commercial contracts, financings, litigation and dispute resolution. Sarah is also responsible for transaction management across all of Quintain’s deals.

Sarah has specialised in real estate development for over 20 years. She has held roles at firms such as Gowling WLG and Simmons & Simmons.

Sarah is passionate about developing the talent pipeline at Quintain and has established the Quintain Mentoring Programme, which is now in its successful second year. The Programme has seen all members of the Executive Committee, Operational Board and other senior managers upskilled as fully trained mentors. Sarah also co-chairs Quintain’s Gender Equality Network and is an active member of the EDI Steering Group. Sarah was also named as part of Women Leading Real Estate by BISNOW (2023).

Clare Morgan, Executive Director - Corporate Finance and Treasury

Clare joined Quintain in 2021, initially as Group Treasurer but subsequently took up the expanded role of Head of Corporate Finance and Treasury in 2022. She was appointed to the Executive Committee in 2024. Clare is responsible for Quintain’s diverse financing arrangements, both in relation to built assets and those under development, and she manages relationships with a broad table of lenders and counterparts.


Clare joined Quintain from Barclays where she held Director level Debt Finance roles, gaining a wide range of transactional experience in loan origination and execution for both private and public companies. Clare’s experience ensures that Quintain’s debt and liquidity profile are expertly managed, alongside new and evolving development financing needs.

Clare is a fervent supporter of the inclusive-driven culture at Quintain and is a regular at Gender Equality Network events. She has a wealth of experience and enjoys mentoring new talent within the business.
Jim Eaton-Terry, Chief Technology Officer


Jim is Quintain’s Chief Technology Officer. He joined the business, and the Operational Board, in 2020 and is responsible for all aspects of technology, from Quintain’s websites and the Quintain Living app, to the smart metering network. In 2022 Jim’s team completed on the sale of Quintain’s fibre network business, enabling Quintain Living to include ultra-fast, secure broadband as a prime feature of rental agreements to all residents. Under Jim’s tenure, Quintain Living has pioneered the use of 3D imagery to enable virtual tours, a key component of Quintain Living’s fully online leasing journey.

Jim joined Quintain from freelance consultancy where he supported companies such as Premier Inn and The Collective define and implement their technology strategies. Jim has held technology leadership roles at Clark’s Shoes and Flybe, where he managed various projects such as the successful outsourcing of Finnair’s short haul operations to Flybe; in 2012, the largest aircraft outsource in European history.

Stephen Daniels, Estate Director of Operations

Stephen is Quintain’s Estate Director of Operations and manages the operations of Wembley Park, taking responsibility for aspects such as facilities management, security, commercial activities, event management involving liaison with venues such as Wembley Stadium and Wembley Arena.

Stephen has been part of the fabric of the Wembley estate for over 25 years, originally working for Wembley London Ltd (subsequently Wembley Park Estate Management Ltd), a business bought out by Quintain in 2003. Stephen is proud of his tenure at Wembley Park and has seen first-hand the remarkable transformation that has been realised through the vision, development and delivery of Quintain’s masterplanning and placemaking expertise.

Stephen has chaired Quintain’s Wellbeing Committee, Health and Safety Committee, shares his experience as a mentor and is a member the Quintain Charity Group. He was key to the establishment of the business’ Community Engagement Team and has also represented Quintain at various residents’ forums.

Tory Heazell, Company Secretary and Director of Shareholder Reporting

 

Tory has overall responsibility for Governance in Quintain, managing a team of two Company Secretaries and supporting the Board. She has hands-on involvement in Board reports, management accounts and the financial systems used to generate them, budgeting, re-forecasting, cashflow management and staff remuneration schemes.

Tory joined Quintain in 2005, initially to establish internal Audit capabilities and manage a series of finance-related projects. In 2016 she took over as Group Company Secretary, whilst retaining her Finance responsibilities. Prior to her time at Quintain, Tory trained as a chartered accountant at Deloitte and was Chief Accountant at Fuller’s.

Tory has been instrumental in the development of the internal processes, systems and policies that ensure Quintain succeeds against its large-scale strategic aspirations. She has established and managed many aspects of transformational change and seen first-hand the inspirational landscapes Quintain has created.

Kathryn McConnell, HR Director

Kathryn joined Quintain in 2010 and was promoted to the Operational Board and the position of HR Director in 2018. She is responsible for Quintain’s HR strategy. Kathryn works closely with all directors and senior managers to ensure that the business continues to attract, retain and develop talent in order to meet its business objectives. She is responsible for overseeing resource planning and recruitment, performance management, talent development, employee engagement and reward.

Prior to Quintain, Kathryn trained and practised as an Employment Solicitor at city firm Nabarro (now CMS) for 10 years, specialising in the employment aspects of corporate and property transactions.

Kathryn’s passion for the culture at Quintain sees her taking a leading role in the company’s Diversity and Inclusion Programme and the formation of Employee Wellbeing and Social Committees. She also took a leading role in the establishment of the Equality, Diversity and Inclusion Steering Group.

Matt Slade, Retail Director

Matt was appointed Quintain’s Retail Director in 2018. He is responsible for developing and delivering the vision and strategy for the continued growth of 500,000 sq ft of retail and leisure space at Wembley Park. This includes the asset and property management of the London Designer Outlet, the UK's first urban outlet centre, with its annual turnover of £92m and footfall of 7m.

Matt joined Quintain in 2015 as Director of Commercial Operations, Wembley Park, where he developed and implemented a business plan for the London Designer Outlet Centre to effect stabilisation of the new retail asset and outperforming industry benchmarks. Prior to this, Matt held senior roles with Westfield, Chevron-Texaco and Debenhams.

Matt is a very active member of Club Peloton, a cycling and real estate property charity, and promotes the achievements and culture at Quintain through networking events on and off the bike. Matt co-Chairs Quintain’s Future Insights Forum and Chairs the Quintain Charity Group.

Gary Hoskins, Director of Tax

Gary is Quintain’s Director of Tax. He joined the business in 2022 and was appointed to the Operational Board in 2023. Gary has responsibility for directing the strategy for all taxes across the Group, refinancing, restructuring, and maintaining an efficient structure across the Quintain Group.

Gary is a chartered accountant who has specialised in property and construction tax matters since joining KPMG as a graduate recruit in 1994. Prior to joining Quintain, he spent 18 years leading the tax team of a listed property group. Gary is a member of the Institute of Chartered Accountants in England & Wales and the Taxation Committee for the British Property Federation.

Gary is an enthusiastic member of Quintain’s Mentoring Programme. He is eager to use his skills to coach his team and those in the wider business.

Harriet Pask, Director of Corporate Communication

Harriet is Quintain’s Director of Corporate Communication. She joined the business is 2013 and was appointed to the Operational Board in 2023. Harriet is responsible for formulating and executing communication strategy across the Quintain Group. She manages relationships with print and broadcast media in order to achieve an effective and focussed public profile for Quintain and the company’s senior leadership.

Harriet joined Quintain from an extensive career in public relations, most recently specialising in crisis communications and investor relations for the airline industry. Harriet is a member of the Corporate Affairs Committee for the British Property Federation.

Harriet is a founding member of both Quintain’s Equality, Diversity and Inclusion Committee and the Mentoring Programme. She also launched the business’ popular intranet. She produces Quintain’s annual Sustainability Report and is co-chair of the Sustainability Committee.

Richard Clark, Finance Director - Quintain Living

  

Richard is Quintain Living’s Finance Director and has responsibility for day-to-day operational finance activities of the residential assets and associated operating companies, reporting on their performance to both senior stakeholders and external lenders. Richard’s role is pivotal to the budgeting process and forecasting of accurate long-term plans, in addition to optimising the assets. These analyses inform many activities of the wider Quintain Group.

Richard joined the business in 2020 and was promoted to the Operational Board in 2025. Prior to his time at Quintain he spent much of his career in European and International operational businesses such as Avis Budget Group, News Corp and Philips, working in senior regional, national and global roles. Since arriving at Quintain he has been part of the hugely successful growth of residential Build-to-Rent, establishing and developing the finance function and supporting the wider platform.

Richard is a member of the Chartered Institute of Management Accountants and enjoys spending time nurturing and coaching his team.

James Riddell, Executive Chairman

James was appointed to the Board in September 2015 and Chairman in September 2021.

Stefano Questa, Non-Executive Director
Stefano Questa is the Co-Head of Europe for Alternative Credit at Ares Management Corporation and was appointed to the Quintain Board in August 2024. Mr. Questa brings over 21 years of experience, having previously served as Partner and Portfolio Manager for Private Credit at Hayfin Capital Management. During his previous role he invested across special situation strategies and was responsible for the firm's asset investing activities. Earlier in his career, he was a Managing Director at Sixth Street Partners, where he was responsible for real estate and asset backed special situations in Europe. Prior to this, Mr. Questa worked at Goldman Sachs for over ten years both in its investment banking and principal investing divisions. Mr. Questa holds an MA in Philosophy, Politics and Economics from the University of Oxford.

Dean is a Managing Director of Hudson Advisors UK Limited and was appointed to the Quintain Board in January 2022. He also sits on the Audit Committee and the Risk Committee Working Group of Quintain.  Dean is responsible for the oversight and implementation of asset management strategies across various commercial real estate-related investments in the U.K., specializing in office and retail. Mr. Minter has 18 years of experience in the real estate industry in the U.K. and Europe, including on acquisitions, asset management, and dispositions in excess of £5 billion of assets across a range of market sectors.

Ian Wellby, Non-Executive Director

Ian is a Managing Director at Hudson Advisors UK Limited and was appointed to the Quintain Board in January 2025. He is a member of the Audit Committee and has over 15 years experience in real estate private equity and investment banking. Prior to joining Hudson in 2020, he spent 12 years at at Goldman Sachs, latterly serving as an Executive Director in the Real Estate Investment Banking division. Ian holds a degree in Politics, Philosophy and Economics from the University of Oxford.
Jérôme Foulon, Non-Executive Director

Jérôme was appointed to the Board in October 2018. He is Chief Investment Officer for Commercial Real Estate at Hudson Advisors. Jérôme is a member of the Nomination and Audit committees and chairs the Remuneration Committee.

Arjen Harmens, Non-Executive Director

Arjen Harmens is a Managing Director and Head of Europe CRE Investments at Hudson Advisors UK Limited and was appointed to the Quintain Board in August 2024. He is responsible for the oversight of Europe commercial real estate asset management services, including asset management, portfolio management, and exit strategy and execution. Mr. Harmens has 31 years of experience in the private equity real estate industry, with a primary focus on asset management and restructuring.

Prior to joining Hudson in 2023, Mr. Harmens spent nine years at Propertize, a Netherlands-based underwriting and asset management platform, where he served as a Managing Director for four years. Prior to joining Propertize, Mr. Harmens served as a Director at Bouwfonds (ABN AMRO and SNS in the Netherlands), where he dealt with the origination and structuring of real estate transactions.

Mr. Harmens holds a Master in Social and Economic Geography from the University in Groningen and completed a leadership program at INSEAD.

Greg Spezzano, Senior Advisor

Greg is a Senior Advisor at Quintain. He has over 35 years of Multifamily experience in both the US and the UK. Most recently, acting as Managing Director of Hudson Advisors UK, Greg has been responsible for advising on the execution of the Quintain strategic plan. Prior to Hudson Advisors UK, Greg served at Berkshire Residential Investments as Senior Vice President of Property Management for the US Western States as well as National Director of Multifamily Lease-up Strategy responsible for predevelopment activities and lease-up for all new construction.
