Lone Star is working with Quintain, the company which is undertaking the transformational redevelopment of London’s Wembley Park, to advise on the design, planning and development of a new €200 million town centre for Adamstown, Co. Dublin.
This next phase will involve the creation of a new town centre around Adamstown Station, based on the existing Strategic Development Zone (SDZ) masterplan, comprising up to 1,000 new high density residential units and a 15,000 sq.m. district centre, retail and childcare facilities, civic and pedestrian spaces.
In total the development will see up to 85,000 sq.m developed with estimated construction costs amounting to approximately €200 million.
Quintain is best known for the transformation of London’s Wembley Park area – one of Europe’s largest high density regeneration projects - covering 85 acres of land around Wembley Stadium. The £3 billion landmark project includes the construction of 7,000 new homes, a new 7 acre park and the creation of in excess of 8,000 new jobs in the area. The Designer outlet centre developed as part of the project currently attracts over 7 million visitors a year. Other noteworthy Quintain projects include the masterplanning and redevelopment of the Greenwich Peninsula south of London’s 02 Arena.
Jason Margrave, Executive Director of Development at Quintain, said:
“We’re delighted with the opportunity to bring Quintain’s unrivalled experience in creating a vibrant new urban quarter with an exciting combination of high density residential units, shops, workspaces and community hubs to Adamstown. We look forward to working closely with the Council, local officials, development partners and community stakeholders in the future to realise an exciting vision for the new Adamstown town centre.”
“Apart from significantly enhancing the quality of living in the Adamstown area, this development has the potential to bring significant economic opportunities to the area and help address the ongoing shortage of quality homes in the Dublin area,” said Margrave.
Adamstown was Dublin’s first Strategic Development Zone with development commencing in 2004 to create a vibrant new residential suburb, with strong infrastructure and transport links, and the capacity for over 6,000 residential units.
Having acquired the majority of development land in Adamstown in 2016, Lone Star recommenced investment and development in the area with its local partner, which included the construction of three new housing schemes, comprising 537 new housing units, in addition to providing a new Adamstown Sports Hall and Community Centre, an all-weather football pitch and a new loop road in the area. Since 2016 total committed investment in the area has exceeded €125m.
Progress has also been made on the development of two new parks, Airlie Park and Tandy’s lane Park, spanning 29 and 20 acres respectively. These are being funded through a €20 million grant from the Government’s Local Infrastructure Housing Activation Fund (LIHAF).
