Last night, Brent Council approved a new Masterplan for Wembley Park, one of Europe’s biggest regeneration projects, next to the iconic Wembley Stadium.
This important milestone marks the next phase of transformation of the land around the national stadium from world class events destination to thriving London neighbourhood, with an exciting combination of new homes, iconic venues, great shops and workspaces.
New outdoor spaces will transform the way people enjoy Wembley, both on event day and every day, with an upgrade to the famous Olympic Way (known as “Wembley Way” to football fans) and a new seven‐acre park, equivalent in size to four Wembley football pitches. With new multi-use games areas and a lake, the aim is to create a new urban green space for relaxation and play at the heart of this fast improving north London district.
In addition to open green spaces, the new Masterplan will deliver 4850 new homes more than a third of which will be affordable, and many available for rent. This represents nearly 50% of Brent’s target for new homes delivery, and with 1 million sq ft of new high quality offices and start up workspaces, it will also create the opportunity for more than 7,000 new jobs.
The redevelopment is providing £140 million of investment into new community infrastructure across Wembley and Brent including a new three form entry primary school and nursery, a new GP’s surgery and community meeting spaces.
The development will also see the creation of new car and coach park facilities for use by Wembley Stadium visitors on event days.

Since first acquiring the site in 2002, Quintain has already invested more than £800 million at Wembley to deliver new homes, shops, hotels and community infrastructure.
London Designer Outlet (the “LDO”) opened in 2013 and is the first outlet centre within the M25. It has over 70 high street stores, restaurants, coffee shops and a 9‐screen cinema.
The 361‐bed four‐star Hilton hotel, also developed by Quintain, offers a spa, gym, roof top bars and restaurants.
Quintain has already delivered 760 new homes and has a further 600 under construction, including a significant proportion of affordable apartments, and 660 new student accommodation rooms.
In March 2016, Quintain launched Tipi, all‐inclusive professionally managed apartments which aim to redefine the experience of renting in London. With no agents’ fees and bills included, the apartments are already renting fast. Quintain has launched 140 homes for rent under the Tipi brand this year, with a further 120 apartments coming to the market in 2017.
Wembley Park benefits from fantastic transport connections to central London via the Jubilee and Metropolitan tube lines – it is just nine minutes from Marylebone and 12 minutes from Baker Street.
