Quintain’s transformative leadership has shaped Wembley Park into a dynamic, inclusive urban neighbourhood through innovative masterplanning, cultural activation and purposeful placemaking.
Over the past two decades, we have transformed Wembley Park into one of Europe’s most ambitious and successful urban regeneration projects, beginning in 2002 when we acquired 44 acres of exhibition land surrounding the National Stadium—a site that has since expanded to 85 acres, making it one of the largest regeneration schemes in Europe.

From the start, our masterplanning expertise has shaped a long-term vision for a vibrant, mixed‑use neighbourhood designed around people, connectivity and culture. We secured consent for 10.3 million sq ft of development, including up to 8,500 homes, and we have already delivered more than 6,000 homes, alongside major leisure destinations such as London Designer Outlet, BOXPARK Wembley, the Troubadour Theatre and new hotel infrastructure.

A cornerstone of our approach is high-quality, inclusive placemaking. We have delivered 42 acres of open space, including a seven‑acre park, and reimagined Olympic Way as a welcoming, pedestrian‑friendly spine that anchors the district and enhances the arrival experience for residents and visitors alike. These improvements have helped establish Wembley Park as a 365‑day destination, attracting 16.4 million visitors annually; double the footfall of the stadium and arena combined.

Our placemaking strategy goes beyond physical infrastructure. Working with partners such as Futurecity, we embedded a cultural framework throughout the neighbourhood, creating six cultural districts shaped by arts, performance, learning and community engagement. This has helped cultivate a strong sense of identity and belonging across the estate.

Today, Wembley Park is home to around 10,000 residents and is on track to become the UK’s largest single‑site Build‑to‑Rent neighbourhood —a living expression of our commitment to long‑term, people‑centred regeneration and placemaking excellence.
