Quintain has announced a series of significant retail and leisure lettings totalling more than 110,000 sq ft across Wembley Park, headlined by a major commitment from M&S for a new c.14,300 sq ft food store.
The arrival of M&S Food follows direct feedback from the estate’s Quintain Living Build to Rent residents identifying the brand as a highly desired addition to the neighbourhood. One of the UK's best-known retailers, M&S Clothing Store has traded successfully at London Designer Outlet in Wembley Park for almost 13 years. Its commitment to Wembley Park's wider retail offer represents a strong endorsement of the area’s residential population, thriving visitor economy and growing reputation as one of London’s most dynamic mixed use districts.
The M&S signing forms part of a broader wave of leasing activity that highlights sustained confidence from operators delivering core local amenity for Wembley Park’s growing community of residents and workers. Lidl has renewed its 11,048 sq ft tenancy at the estate, reinforcing its long term commitment to the area, while Health First Pharmacy has secured a new 1,389 sq ft unit and is relocating from nearby to better serve the neighbourhood.
Momentum across fitness, recreation and leisure is also accelerating. Buzz Gym is preparing to open a 21,727 sq ft flagship on Olympic Way this autumn, adding to the estate’s increasingly active offer. Fives has committed to a 34,651 sq ft facility that will further strengthen the district’s sports and social infrastructure offer when it opens in autumn 2026. S3 Padel has renewed its lease on Wembley Park Boulevard and is enhancing its 18,083 sq ft home with a fourth court and new all weather coverage across two existing courts.
Meanwhile, Macaroni Penguin has opened a 2,012 sq ft children’s play centre, adding a further family-focused friendly experience to the neighbourhood, and Bon Bon Pottery Café has committed 1,809 sq ft to Wembley Park Boulevard, complementing the neighbourhood’s recreational offering.
Together, these recent lettings, headlined by M&S Food, highlight the breadth and dynamism of Wembley Park’s tenant mix and underline the growing appeal of the neighbourhood for operators seeking high density footfall and strong year round trading potential.
With nearly £3bn invested over the past two decades, Wembley Park has evolved into a vibrant 365 day neighbourhood. Anchored by major destinations including OVO Arena Wembley, Wembley Stadium, London Designer Outlet, Boxpark Wembley, and Troubadour Wembley Park Theatre, the area now attracts over 17 million visitors annually.
