Quintain reveals plans to double size of its Quintain Living platform as it celebrates 10 years of leadership in Build to Rent

London, 8th June 2026. Quintain Living, the lifestyle-focused Build to Rent (BTR) platform of award-winning Wembley Park developer and asset manager Quintain, is celebrating 10 years of operations with an ambitious target to more than double its properties under management.

Since Quintain launched the platform in 2016 with just seven staff, Quintain Living has expanded into a 100-strong team, led by COO Danielle Bayless, and a fully-integrated operating model, managing more than 3,500 homes at Wembley Park. In its anniversary year, Quintain Living is now expanding into third-party management, offering its services to institutional landlords seeking a proven, vertically integrated management solution.

Over the past decade, Quintain Living has evolved into a high-performing operational engine serving thousands of residents and winning awards including RESI Property Manager of the Year and EG's BTR Manager of the Year. Today the platform delivers a monthly rent roll in excess of £7.5 million and has delivered significant NOI growth through strong resident retention and investment in placemaking across Wembley Park.

Opening its platform to third parties will enable institutional landlords, developers and investors to benefit from Quintain Living’s advanced technology, systems and specialist operational expertise. The company believes this evolution has the potential to scale the platform to over double the size in the medium term.

The growth of Quintain Living is rooted in the long-term strategy of its parent company. Quintain acquired its interest in the 85-acre Wembley Park neighbourhood in 2002 and its shift from traditional residential delivery to Build to Rent in 2016 positioned it as an early adopter and leader in the sector. From a single building at the launch of the platform to eight distinct rental communities today, more than 4,300 purpose-built rental homes have been designed and delivered by Quintain, with a further 2,700 in the pipeline, which would complete the residential offering of the 85-acre mixed-use estate.

A core advantage for third parties using the Quintain Living platform is access to its established operational and technological infrastructure. More than £3 million has been invested in bespoke systems that support the entire resident leasing journey, from digital touring and online leasing to the Resident App used for rental payments, maintenance requests and community interactions. Demonstrating the strength of its digital capability, 1.4 million prospective residents have visited the Quintain Living website over the past three years and 40% of leasing transactions are now secured without an on-site viewing.

Quintain’s commitment to technology extends to the sustainability strategy including building a proprietary and award-winning Utility Monitoring Tool, which measures energy and water usage in every home at 15-minute intervals and helps to identify anomalies for preventative maintenance. This complements the platform’s wider sustainability programme, which is focused on operational efficiency and long-term asset performance and includes trials of low carbon materials, and more efficient building systems.

But the platform's strength is not just about technology. Its operating approach is grounded in hospitality principles, supported by onsite teams including concierges, maintenance professionals and community managers who focus on delivering seamless daily experience and building connected, experience rich communities.

Its design approach is rooted in sustainability and long‑term asset performance, ensuring homes are created with durability, operational efficiency and enduring resident appeal in mind.
The company has also pioneered sector-first partnerships, including exclusive interiors ranges with John Lewis & Partners and the adoption of Samsung appliances as standard across its buildings.
