Quintain is celebrating the delivery of three new developments at Wembley Park known collectively as “Eastern Lands”, including its flagship Canada Gardens site, with the developer now having completed 65% of the Wembley Park masterplan - one of the most exciting an all-encompassing urban regeneration sites in Europe.

The three new developments bring 1,834 more homes to Quintain’s thriving 85-acre Wembley Park site as well as 10 ground floor retail units, a 29,000 sq ft super-gym, 3,000 sq ft crèche, public Multi Use Games Area and the first phase of a new seven-acre park.

The delivery of this new portion of Wembley Park is a milestone in Quintain’s history. True to Quintain’s track record as an award-winning developer, the sites in Eastern Lands showcase exemplary design, vision, project management and collaboration, resulting in a best-in-class London lifestyle experience with an innovative rental offering, curated neighbourhood retail and exceptional new public realm.

1,582 of these new homes will be operated by Quintain Living, the developer’s rental management company that is renowned for its award-winning offering that is pioneering the BtR market in the UK. For the five years that Quintain Living has been in operation (a milestone celebrated in March 2021), a continual feedback loop between its resident teams and Quintain’s design teams of future developments is keeping the best-in-class BtR product at the leading edge of customer experience, with resident feedback informing aspects of future homes.

The three new Quintain Living developments within the Eastern Lands: ‘Canada Gardens’, ‘Madison’ and ‘The Robinson’, bring even further diversity to the business’ already exceptional portfolio of homes across the estate with a variety of thoughtful amenities and designs – from New York warehouse aesthetic of ‘Ferrum’ to the calming pastel palette of ‘Alameda’.

Flagship development Canada Gardens, with 743 BtR homes, is the largest at the Wembley Park estate with a project value of £211m with contractor John Sisk & Son. 303 of these homes are classed as Discount Market Rent; pepper-potted throughout the development to ensure they are tenure blind and all under Quintain Living’s management.

Designed for family life with up to three-bedroom apartments, residents of this completed development have access to outstanding amenities, including:

  • An acre of private podium gardens including a children’s play room & pirate ship, work-from-home sheds, allotments and a greenhouse, overlooking the neighbourhood’s new public park
  • Expansive rooftop terraces with views across London
  • A residents’ clubhouse served by an F&B retail unit below

Neighbouring Canada Gardens, The Robinson development (also delivered by John Sisk & Son, with a contract value of £176.8m) is aimed at sharers, with up to four-bedroom homes. Its playful, unique amenities include rooftop caravans, a hot tub and a Sky Lounge with the longest sofa in the UK. The Sky Lounge, which wraps around a courtyard on the 16th floor, is accessible by a slide from the rooftop and includes a London Taxi coffee bar.

The Madison development, which overlooks the iconic Olympic Way, includes an architecturally landscaped podium, children’s playpark and elegant BBQ spaces with views to the neighbouring National Stadium. Two buildings within Madison have been sold to London Borough of Brent’s i4B affordable housing subsidiary for key workers and to Legal & General affordable homes. At the time of signing, the E01/02 project was the largest contract agreed by Wates on a single site, worth a total of £161.5m.

In addition to the gym and a crèche, 10 retail units at ground floor level across the three Eastern Lands sites are perfectly suited for independent brands. As a landlord, Quintain has had exceptional success with its turnover-based rents model which has for years fostered a symbiotic landlord/tenant relationship and been a huge support to retailers during the recent lockdowns. The 15-minute neighbourhood concept has been at the heart of Quintain’s commercial leasing strategy since its inception, fostering a diverse mix of big-name and independent brands across Wembley Park and a curated neighbourhood that, alongside its iconic entertainment offering, is unique to London.

Public realm delivered alongside Eastern Lands includes the southern portion of a new seven-acre park with stunning water features, fountain, outdoor exercise equipment, a Multi Use Games Area and seating areas.

Eastern Lands houses a low carbon energy centre operating a district heating network to serve thousands of Wembley Park homes and commercial units.

All three sites have Envac integrated; an innovative system that sucks waste and recycling down underground tunnels at 70kph to a collection centre at the edge of Wembley Park, minimising the use of refuse lorries and negating the use of ground-floor bin storage facilities for residents.

As part of Quintain’s continued commitment to fostering a sustainable Brent community, contractors at Eastern Lands utilised an average of 45% local labour during construction, peaking at 53%.

Uniquely, the three sites have seamlessly integrated an underground parking network within the residential developments, serving residents as well as Wembley Stadium on event days. The parking provision at Eastern Lands includes over 160 spaces for coaches, over 200 accessible parking spaces, 330 residential car parking spaces and over 1,000 bicycle spaces. The parking facilities link to Wembley Stadium via pedestrian bridges. Delivery of the Eastern Lands sites, totalling 14 buildings, amongst an already active residential neighbourhood took exceptional logistical management and collaboration.

Matt Voyce, Executive Director of Construction at Quintain commented:
“In 2016, Eastern Lands was simply surface car parking reminiscent of when Wembley Park was purely used for event days. Now, three sites with over 1,800 new homes have been delivered on and below budget, through the skill of our exceptional project management teams and contractors. We have seen award-winning innovation during these projects and exciting new ways of working to deliver a best-in-class product, including radical digitalisation and our first use of precast panels. Through the remarkable levels of collaboration between contractors, we have been able to work leaner and more efficiently than ever before. Delivering all three sites during the uncertainty of Brexit, changing fire safety regulations and a global pandemic has been no mean feat and ultimately a huge success.

James Saunders, Chief Executive Officer of Quintain commented:
“The completion of Eastern Lands is a milestone in our history as a mixed-use developer and the culmination of years of hard work from our exemplary team who have taken great pride in delivering this new quarter of Wembley Park - an incredible achievement, particularly during the Covid-19 pandemic. The 85-acre site already offers a diverse range of homes, an impressive entertainment and leisure offering, Grade A offices and acres of public realm. The team and I look forward to continuing to deliver the Wembley Park masterplan which this year includes the rest of a seven-acre park.”

Danielle Bayless, Chief Operating Officer of Quintain Living commented:
“These new apartments bring us to a half-way point in operating the largest single site of BtR in the UK; 6,044 homes at Wembley Park will be under the expert care of the Quintain Living team by 2027. Canada Gardens, The Robinson and Madison add to our diverse range of exciting homes, allowing Quintain Living to truly stand out against the typically uninspiring rental properties in the market.”
