• Planning consent granted for Fulton Quarter at Wembley Park.
• Alongside the homes, the scheme includes up to 6,600sqm of employment space providing approximately 300 new jobs.
• Pedestrians and public realm spaces are prioritised throughout the site to create an attractive and welcoming gateway to Wembley Park.
• With Fulton Quarter, Quintain will now be delivering a total of 8,400 homes at Wembley Park.
Quintain last night (18 December 2019) secured planning consent for up to 995 new homes and 6,600sqm of employment space on a key gateway site into Wembley Park. The London Borough of Brent (LBB) unanimously resolved to grant permission for the redevelopment of the site along Olympic Way which is currently home to the Stadium Retail Park and former Fountain Studios.
Known as Fulton Quarter, the development designed by GRID Architects, will deliver a residential led mixed-use scheme set around a series of pedestrian friendly streets and open spaces. All the buildings will feature a diverse mix of retail, office, workshops and community uses at street level providing employment space for approximately 300 people.
The consented scheme will provide an additional 995 homes towards LBB’s housing need, bringing the total number of units planned for Wembley Park up to 8,400. The homes will range from studios to 4-beds, all with balcony. The affordable housing across the scheme prioritises genuinely affordable tenures; with 70% of the affordable homes at affordable rent levels, and 55% of these affordable rent homes will be family-sized units.
James Saunders, CEO at Quintain said:
“The planning consent for Fulton Quarter is a great milestone to end a terrific 2019 for Quintain at Wembley Park.
The beautifully designed Fulton Quarter development will create a stunning new gateway into the Wembley Park neighbourhood. The new homes will provide a truly diverse offer, demonstrating our continued commitment to provide housing for a range of needs. From studios to 4 beds, these homes will be available across private, intermediate and affordable levels and benefit from excellent amenities and open spaces.”
Colin Veitch, Director, GRID Architects said:
“Fulton Quarter is a key part of the Wembley Park Masterplan and this proposal will establish a new quarter with a different character, close to the tube station, which will deliver high quality public realm, office and retail space and new homes with amazing views down the recently completed Olympic Way.”
The buildings on Olympic Way help to frame views of the stadium from Wembley Park tube station, with the taller elements located within the centre of the site and set back from the central viewing path towards the arch. The buildings range from between 8 to 25 storeys.
A north to south route through the site opens up the Fulton Quarter to the public for the first time to create an attractive and welcoming public realm, covering a third of the site. Residents also benefit from extensive outdoor space with courtyard gardens being provided at podium levels. Every home will have a balcony and, along with roof terraces on the top of all but one of the blocks, a total of 14,000sqm of private amenity space is provided. In total, the high-quality public realm and private communal spaces cover over 60% of the site.
The development will be connected to the existing district heat network and, along with the building design, will ensure CO2 emissions will be at least 35% below building regulations.
Wembley Park is one of London’s biggest housing delivery schemes with over 3,200 homes currently under construction. Next year over 1,700 new rental homes will be delivered alongside new office and retail space and amenities including a 2,800sqm gym with pool and the first half of the 7-acre park. Wembley Park in 2020 will host both the launch of the London Borough of Culture and the Euro 2020 Football Championships.
