Quintain secures 50% pre-let to Network Homes of Grade A office development at Wembley Park

08 Dec 2016

Quintain today announces that it has secured a pre-let for 59,000sq ft of Grade A office space from leading housing association Network Homes at its Wembley Park development in north west London. This Agreement for Lease will see Quintain deliver a 115,000sq ft Grade A office building on Wembley Boulevard.

The building, which is to be delivered in mid-2019, boasts views of Wembley Stadium and will be situated opposite London Designer Outlet (LDO). It forms the first phase of Quintain’s plan to build up to 1,000,000sq ft of Grade A offices at Wembley Park.

Network Homes, which was named housing association of the year at this year’s WhatHouse? Awards and overall winner at the National Housing Awards 2016, has been based in Brent since it was founded in 1974. A member of the g15 group of London’s largest housing associations, Network Homes owns and manages 20,500 homes across London, Hertfordshire and the South East and develops over 1,000 new homes a year.

Network Homes will move from its existing premises in Wembley Park in 2019 for an initial 15 year term, bringing over 500 employees to join the ever growing community on the 85-acre development.

Angus Dodd, Chief Executive at Quintain commented:

“We are delighted that Network Homes has chosen to relocate their HQ in what will be a fantastic new office building at Wembley Park.

Our commitment to deliver the first Grade A office building is a major milestone for us and achieving this significant pre-let demonstrates the appeal of Wembley Park.

We now look forward to welcoming a mix of future tenants to fill our exciting new office spaces and to become part of our thriving Wembley Park community.”

Ben Giddens, Executive Director for Development at Quintain commented:

“Our development at Wembley Park has already created over 1,000 new jobs and a similar number will be created within this new office building. Our ambitious residential delivery programme will also require 900 new construction jobs per month by the end of 2017.

Wembley Park will see further office buildings of up to 300,000 sq ft with large floor plates coming forward in response to tenant demand. As well as new HQ pre-let opportunities, we are delighted to offer the remaining four floors of 13,500 sq ft per floor in our first building, available for occupation from Q3 2019.”

Helen Evans, Chief Executive of Network Homes commented:

“Signing this agreement with Quintain comes at the conclusion of a hugely successful year for Network Homes. It guarantees our future at the heart of our core Borough and will provide the perfect base to enable us to continue to deliver our mission of building high quality homes and delivering excellent services for all our customers no matter where they live.”

Vicky Savage, Executive Director of Development, Network Homes commented:

“We are delighted to be staying in Wembley Park, next door to the iconic Stadium at such an exciting time for the area. This move will be yet another game changer for our business. Wembley Park’s excellent transport links, onsite amenities and the new building’s state of the art design will help Network Homes to retain and attract top talent. It’s the best option for us.”

The pre-let comes just weeks after Quintain agreed a new £800 million corporate development facility to support the transformation and further development of Wembley Park.

  • The building has been designed by Cartwright Pickard Architects

About Quintain

Quintain is the London developer behind the transformation of Wembley Park in north west London.

Established in 1992, Quintain acquired its interest in Wembley Park in 2002. To date, the 85-acre development has seen £1 billion invested and welcomed over 10 million visitors this year and 1,800 residents. The site currently comprises The SSE Arena, Wembley which Quintain refurbished and reopened in 2006; London Designer Outlet, which includes 70 high street outlet stores, restaurants, bars, coffee shops and a 9‐screen Cineworld cinema; a 361 room 4 star Hilton Hotel and over 1,000 new homes.

In 2016 Quintain launched Tipi, the lifestyle-focused rental operator which offers an all-inclusive rental package to those seeking an easier way to rent in the capital.

Between now and 2020 it is expected that a further £1 billion will be invested at Wembley Park as Quintain develops around 1 million square feet of office space and a further 6,000 homes, across a broad range of tenures, which will make a significant contribution both to Brent and London’s housing need. During 2017 alone 3,000 homes will be under construction.

Wembley Park already benefits from wide boulevards and attractive public spaces – a new seven-acre park will bring the total area of landscape and public realm to around 42 acres. Wembley Park has excellent transport connections to central London via the Jubilee and Metropolitan tube lines. It is just nine minutes from Marylebone and 12 minutes from Baker Street and recently welcomed the Night Tube.
