Quintain completes next phase at Wembley Park, with 6,000 homes now delivered

Developer Quintain has announced the completion of its latest phase at Wembley Park, which includes its newest Build-to-Rent building, Solar. Its 487 new homes follow the delivery of sister building Luna’s 282 homes earlier this year, and marks 6,000 homes of all tenures completed by Quintain at the estate.

Alongside Solar is the delivery of Wembley Park’s second performing arts-based community centre, at 3,627 sq ft, and a new 4,181 sq ft headquarters for the Royal Philharmonic Orchestra – with both buildings achieving BREEAM Excellent. This phase also marks the completion of seven-acre Union Park, a new public park featuring a wildflower meadow and water features. These milestones build on Wembley Park’s enduring reputation as one of London’s leading case studies of urban transformation success, after being named in The Sunday Times’ Best Places to Live 2025.
Solar, delivered by John Sisk & Son (Sisk), marks one of London’s first successful Gateway 3 approvals under the Building Safety Act – testament to the expertise and excellence of Quintain’s in-house team and development partners.

Solar, together with Luna, is the first Quintain project to benefit from the developer’s embodied carbon construction targets, introduced through its Sustainability Brief for Development. Demonstrating Quintain’s commitment to sustainable development, these targets were set early in the design stage, with designers and contractors required to report against these targets as part of their appointments. Now complete, Solar has achieved 473kgCO₂ₑ/m², complying with both Quintain’s sustainability targets and current day equivalent UK Net Zero Buildings Standard limits. This sets a new benchmark for upfront carbon at Wembley Park and saves over 16,500 tCO2 from comparably designed schemes delivered before Quintain’s Sustainability Brief for Development was introduced.

This approach has allowed us to deliver many components of the building using off site manufacture, reducing material wastage, noise, dust and vehicle movements, whilst also allowing us to continue to deliver high quality buildings within a skills gap environment.”

Managed by its award-winning Build-to-Rent operating platform, Quintain Living, Solar delivers a range of apartment tenures including 338 market rent Build-to-Rent homes and 45 Discount Market Rent, alongside the 104 Affordable Rent and Shared Ownership homes managed by Zen Housing.

Construction firm and long-term partner of Quintain, Sisk, delivered Solar, with key suppliers to the scheme including architects Haworth Tompkins, Elliott Wood Structural Engineers, Griffiths Evans MEP Consultants, Jensen Hughes Fire Consultants, Gross Max and BHSLA Landscape Architects, Cumming Group Project and Cost Managers, Carney Sweeney Planning Consultants, Feix & Merlin Interior Designers and Buro Happold Infrastructure Engineer & Sustainability Consultants.

Spread across three buildings, with nine, 12 and 27 storeys, the pet-friendly apartments range from studios to three-bedroom homes, with a variety of layouts. All homes feature high quality appliances and fittings and are available furnished or unfurnished. Solar’s outstanding amenity spaces, totalling 23,907 sq ft, include a 1,228 sq ft state-of-the-art gym and a 2,947 sq ft residents’ lounge.

Externally, Solar features a 6,762 sq ft podium garden overlooking Union Park’s lawns, offering landscaped spaces with mature tree planting, seating areas and a play area for younger residents. The roof terrace, located on the 27th floor, affords outstanding views of Wembley Stadium and out to central London as well as BBQs, relaxed lounge seating and formal dining areas.
