Solar delivers 487 low‑carbon homes at Wembley Park, achieving BREEAM Excellent and setting a new benchmark with 473kgCO₂e/m² sustainable construction.
Solar is Quintain’s latest major residential development at the heart of Wembley Park and, together with the adjacent Luna building, forms our largest construction contract to date at £227 million, delivered by long‑term partner John Sisk & Son. As a central element of the North East Lands masterplan, the scheme plays a pivotal role in transforming former brownfield land into a vibrant mixed‑use neighbourhood next to the new Union Park and within sight of Wembley Stadium.
The development delivers 487 new homes, comprising 383 Build‑to‑Rent and 104 Affordable units, arranged across three buildings ranging from 9 to 27 storeys. Residents can choose from studios to three‑bedroom apartments, all built to high specifications and available either furnished or unfurnished.
A strong emphasis on lifestyle and community is reflected in the resident amenity offer, which includes a 1,228 sq ft gym, a 2,947 sq ft lounge, and a mix of ground‑floor commercial and community spaces. These include premises for the Royal Philharmonic Orchestra and Quintain Living, along with a dedicated Community Centre planned to open in 2026.
Sustainability was integral to the project’s approach. Solar has achieved BREEAM Excellent and HQM 4 Star ratings, supported by an industry‑leading embodied carbon assessment of 473 kgCO₂e/m², outperforming LETI benchmarks and delivering an estimated 16,500‑tonne carbon saving compared with similar previous schemes. This was made possible through extensive use of modern methods of construction such as offsite bathroom pods, prefabricated risers and façade panels, clip‑on balconies, and an innovative dry‑lining system (Intewall) to enhance quality and efficiency.
Notably, Solar is among the first major residential schemes in London to secure Gateway 3 approval under the Building Safety Act.
