Over the past 20 years of transforming Wembley Park, Quintain has delivered a new neighbourhood for London with thousands of homes, shops, restaurants, offices, and award-winning public spaces. As owner/operator of the 85-acre estate, we are in the unique position of being able to manage and curate the neighbourhood, making continual improvements to all aspects of the residential experience that add to the sense of community we’ve created amongst our Quintain Living homes.

 

Our focus shifted from Build to Sell to Build to Rent in 2015, back then, the US ‘Multifamily’ model was new to the UK market but is now comfortably known amongst the industry as Build to Rent (BtR). It’s a concept that has matured at pace over the past decade – yet is still growing – and we are proud to have been one of the early pioneers of the sector this side of the pond. With two key members of our Quintain Living senior team hailing from the US, we have drawn on their learnings from the mature Multifamily market to ensure that, as we continue to grow, best practices are enshrined in the way we work.

 

We have now delivered over 3,650 Build to Rent homes at Wembley Park. All of them are leased and managed by our in-house team who delivered a stellar performance last year with our entire portfolio of active developments achieving occupancy of over 95% and therefore categorised as ‘stabilised’ by Q4.

 

Technology is central to all aspects of our property management, from handover, to marketing, to lease-up, resident engagement, and maintenance. It drives productivity within the team, enhances the resident experience, champions resident engagement, supports our sustainability goals and helps position Quintain Living as pioneers of BtR in the UK. For instance, an award-winning metering network helps the maintenance team spot irregularities in utility usage. We are able to notify residents when they have suspected maintenance issues - often before the residents are aware themselves. The tool has already proven to help us reduce the consumption of electricity, hot/cold water and heating within our vacant and occupied apartments, making a meaningful impact on costs and unnecessary use of resources.

 

A particular highlight of 2022 was the launch of our ‘Madison’ development, which the team fully leased-up within five months of opening its doors to the public. This month ‘Repton Gardens’ also launched, our latest residential development and Quintain’s 10th at Wembley Park. Both additions to our portfolio have benefitted from our years of experience in BtR design, construction, leasing, and operations at our nine prior developments. We know what works, we know what doesn’t, we know how to adapt to consumer trends, and we know how to offer diversity in our designs to reach all markets. Our community includes single professionals, couples, families, sharers and downsizers, and our residents age from 0 to over 80 years old!

Diversity in product aside, the consistency of quality in our homes and the Quintain Living service has clearly paid off and has allowed us to reach and surpass our ambitious targets each year. As a result of their exceptional performance, our Quintain Living team were named RESI’s Property Manager of the Year and EG’s BtR Specialist of the Year of 2022.

 

 

Over the last eight years, we have built Quintain Living into an exceptional, award-winning organisation. We have proven that we can design, deliver, mobilise, lease up and manage complex communities, leasing multiple buildings at the same time. We are now actively seeking third party management opportunities for the team, with a view to having 10,000 homes under management in the medium term – bringing the same passion for excellence in customer service and operations that we bring to every one of our own projects.
