With funding and planning secured, construction will also be at a pace not seen at any other major development site, with 3,000 homes under construction by the end of 2017.

Wembley Park

This Masterplan marks the next phase of transformation of the land around the national stadium from world class events destination to thriving London neighbourhood, with an exciting combination of new homes, iconic venues, great shops and workspaces.

It was announced in February 2017 that Wembley Park will be the largest single-site purpose built Build to Rent or PRS (private rental sector) development anywhere in the UK after we announced our intention to deliver the remaining private homes at Wembley Park as Build to Rent.

5,000 homes for rent will be available at Wembley Park, all under our, single ownership, and will be delivered in phases over the next seven years.

 


Wembley Park

Placemaking will provide a cultural overlay to accelerate the sense of place at Wembley Park.

  • New outdoor spaces will transform the way people enjoy Wembley Park with an upgrade to Olympic Way and a new seven acre public park, equivalent in size to four Wembley football pitches.
  • New multi-use games areas, two London squares and a lake
  • Community hubs and activity
  • New art installations and meanwhile uses
  • Leveraging Wembley’s sport, music and entertainment heritage
  • New commercial initiatives: for start-ups and social enterprise, creating jobs and opportunities
  • Site wide animation and events programme
  • A corporate and social responsibility programme that goes far beyond our section 106 obligations 

Wembley Park

To future proof for 20,000 residents, businesses and up to 15 million visitors a year:

  • Low carbon energy centres and district heating
  • Envac site wide waste disposal
  • Site wide IT infrastructure
  • Broadband speeds of up to 1Gb/s (=1,000 Mb/s)
  • Car parking for 3,000 vehicles
  • 42 acres of public realm and residents gardens

The redevelopment is providing £140 million of investment into new community infrastructure across Wembley and Brent including a new three form entry primary school and nursery, a new GP’s surgery and community meeting spaces.
